A Real Estate Agent is a professional and knows more than you do about buying and selling properties.  It’s what Deni was trained to do.  So by hiring her you will get access to all of her information and experience.  She’s been a full time Realtor since 2003…that’s a lot of experience.

Besides knowing a lot about real estate, another thing that Deni does that is very important is filtering.  She takes care of a very difficult and frustrating part of buying or selling a house.  Deni will answer and filter all the phone calls and will  present you those that offer potential.  Deni also buffers between you and the seller’s agent or builder when you are purchasing a property, keeping your purchasing position…private to get you the best deal.

Familiarity with the Neighbourhood.

It’s Deni’s job to possess intimate knowledge about a neighbourhood and everything that happens in it.  Another thing she does is find similar properties in other communities and allows you to compare them.  She can give you information about the schools in the area, demographics and everything else you want to know about a certain neighbourhood when you decide to buy a home.

Price Negotiation & Guidance.

Many people have the impression that real estate agents select the prices for sellers and buyers.  In reality, all we do is guide clients and help them make the right choice.  When a client is interested in a property, Deni will devise a negotiation strategy and will try to get a better price for you.  It’s you that has to first choose a price.  I’m a intermediary between the buyer and the seller.

There are a number of factors that contribute to the price set for a property.  The market conditions often dictate the price.  Deni needs to know everything about these and then guides you into the right direction.  I will offer you information about other similar homes, average sale prices or days on the market and together we will be able to make a decision.

Having Deni as your real estate agent can also be helpful after you buy or sell your home.  I can redirect you towards other professionals that provide useful services.  Even though Deni might not be able to guide you towards a certain individual due to legal liability, I have a list of references of professional that I have worked with in the past.  I can also give you background information about them.

Negotiation & Representation Skills.

Deni is more than just a mediator or messenger between the buyers and the sellers.  My job is to represent my clients and to present their offer in the best possible light in order to attract buyers or sellers.  My negotiation skills are also crucial and are part of the job description.  My experience makes them irreplaceable.

One of the most annoying and yet very important parts when buying or selling a property is having to handle all the paperwork.  Every document needs to be analyzed closely and it really helps to know what and where to look for something important.  Deni has to deal with this every day.  It’s a very good reason for hiring her.
