Step One

Step Two

There are many advantages to getting pre-approved for a mortgage loan.  You will know exactly what you can comfortably afford and will not be looking at homes out of your range.  You become a “qualified buyer” which puts you in a stronger negotiating position with sellers.  If your offer is accepted, your pre-approval can simplify the closing process.

Searching For A Home

Step Three

One of the advantages of hiring Deni as your buyer’s agent is the valuable resources she has available to use when searching for a home.  Along with being a member of the Edmonton Real Estate Board with access to the Multiple Listings Service® (MLS®), she also works as a team with other brokerages in Edmonton & Area to provide a larger network of information and service.

This is an important time to work as a team to achieve the best results for you.  Remember, Deni is here to assist you and guide you throughout the entire buying process.  Viewing homes can be a fun, but timely process so it is important to view only homes that meet your needs, and to be mindful of the appointments we set up.

Develop A Pricing Strategy

Once we find a home you like, you may decide to submit an offer on the home.  Before writing an offer, Deni will do some research to be sure the Seller’s asking pricing is in-line with the current market conditions.  Deni can pull up the recent activity of sales listed in the Multiple Listing Service® to find comparable home’s sold pricing.

Writing and Negotiating An Offer

Deni’s experience, knowledge and commitment to you will truly shine once she writes an offer for your desired home.  There are many important strategic factors to consider beside the price.  This is where Deni will really make a difference as she assists you in evaluating every important term of the contract to be sure she is looking out for your best interest.

 

Managing The Transaction Through Closing

Step Seven

Once your offer is accepted by the Seller you are then “Under Contract”, but we still have much work to do to ensure a successful closing.  Many of these steps will have strict deadline dates applied, and if not completed property and on time, could cause forfeiture of your deposit and loss of the sale.  Deni will outline and discuss some of the steps to expect.

Closing

Your home purchase becomes a reality on closing day when ownership is officially transferred to you.  Before and on closing day, there are a number of tasks to complete:

  • If you are renting, give notice to your landlord and arrange for the return of your deposit.
  • Confirm you home purchase with your mortgage lender and finalize your mortgage details.
  • Hire a legal professional to represent your interests and manage closing documentation.
  • Obtain home insurance and notify your lawyer and mortgage lender of the selected insurer.
  • Arrange for your self-move requirements or obtain estimates from reputable moving companies and book as far in advance as possible.
  • Coordinate canellations, transfers and change-of -address notification for medical, financial and contracted services, utilities, licenses, subscriptions, memberships, and personal mail.
  • Organize the connection of services and utilities at your new home.
  • Meet with your lawyer on closing day to sign required mortgage and property closing documentation, pay associated balances and fees, and collect the keys to your new home.
